Effective Preconstruction planning or "Precon" is the most cost effective component of the entire development process. If this planning is executed thoughtfully and correct, the result is a healthy buyout process and shorter schedule completion while mitigating change orders and litigation.  ​

The owner, designer and construction manager work though this process of translating client needs to design, while the team participates in design decisions based on, design evaluations, studies, value engineering, value analysis, constructability reviews, and more.


Design and feasibility studies, permitting, land acquisition, and life-cycle costs may also be evaluated. The control of a project from inception to completion is part of the overall management plan aimed at meeting a client’s requirements in order to produce a functionally and financially viable project.

Once all final design and scope have been developed, the documents are either bid or negotiated to contractor/s given various options for contract arrangement.
